Retention Engine

The Retention Engine builds an early departure warning from a mix of signals — ticket sentiment, payment behavior, declining usage, price reactions to staggered or index-rent letters — and returns a per-household risk score with a confidence figure rather than a black-box verdict, paired with action playbooks per cause. It computes the next permissible increase dates for staggered and index rents under the relevant German rent provisions (BGB), and every rent-increase letter passes four-eyes approval before it goes out. Its distinctive move is "move within the portfolio": when a household's life stage changes, Concierge matches it to a suitable vacant unit elsewhere in the same holder's stock and offers a cross-asset move with an incentive, instead of losing the tenant entirely. Risk scoring never triggers consequences automatically without a human, on a clean GDPR footing.
