VipeOS takes a commercial asset from a fresh reading of its location through concept, brand, marketing and leasing into operations — one chain for office, retail and mixed-use space.

Today
Secondary locations are losing demand when use, story and space no longer fit the market around them.
The location has changed
Office and retail space in secondary locations can stall while an unchanged listing keeps circulating. The issue is larger than the asking rent: use, audience and positioning no longer match the market the asset now faces.
Repositioning breaks at every handoff
Location analysis, concept, brand, marketing and leasing often sit with different teams and files. Each handoff loses the reasoning behind the new position, so the market sees disconnected assets rather than one credible concept.
Operations starts after the story ends
The lease may close, but tenant communication, access, comfort and service begin on another system. The asset loses the data behind the promise just when the tenant experience has to prove it.
With VipeOS
The location insight stays attached as concept, brand, demand and operations take over.
Read the location as it is now
Vipe Scout combines location, competition, audience and market data into a current dossier. The team sees which uses and tenant groups fit before committing to a new concept.
Turn the concept into a clear identity
Vipe Brand Studio translates the position into name, Vipe-DNA, identity, visuals and an asset kit. Every partner works from the same idea across the full leasing campaign.
Market space through one pipeline
Vipe Reach and Close carry spaces, media, inquiries, viewings and lease steps together. Office, retail and mixed-use inventory stays connected to the concept that makes it relevant.
Carry the promise into operations
Vipe Operate connects service, maintenance, access and building data after signing. Tenant-facing commitments become visible operational work, with the asset record intact.

Common questions
Is VipeOS only for residential property?
No. The same Property Graph can carry commercial spaces, tenants, contracts, media and building records. Scout, Brand Studio, Reach and Close apply the repositioning chain to office, retail and mixed-use space rather than apartments.
How do we know which new position fits?
Scout brings location, competition, audiences and market signals into one dossier. PriceHubble and bulwiengesa can enrich that view through integrations; sources remain attached, while your team makes the concept decision.
Can we reuse existing tours and space media?
Yes. Matterport and Ogulo tours attach to the space record and can travel through the site, exposé and viewing invitation. One update changes the linked media wherever the space appears, without rebuilding each channel.
Can brokers and leasing partners work with us?
Yes. Close includes a Partner Portal, and Core provides workspaces for shared project data. Partners can work on inquiries and leasing steps without splitting the asset history across separate inboxes and files.
What happens after the lease is signed?
Core and Operate carry the same spaces, contracts and building knowledge into daily operations. SALTO can connect access rights; tado can feed temperature and humidity signals into maintenance, while service cases stay on the asset.
What does VipeOS cost?
Pricing stays modular: Core at a fixed monthly price, plus the selected apps per unit with volume tiers. A repositioning team can start with the apps for its current phase and extend the same Property Graph as leasing and operations begin.
